You can no longer buy property to qualify for Portugal’s Golden Visa.

Property has not qualified since 6 October 2023. The Golden Visa itself remains open on its non-property routes — a €500,000 regulated fund, €500,000 in research activities (€400,000 in low-density areas), cultural and heritage support from €250,000 (€200,000 in low-density areas), and business or job creation — but none of them buys a home, and AIMA processing runs to years. If the goal is a European home that comes with residence, the live route today is Cyprus, with Greece as the Schengen alternative.

What changed in Portugal

Portugal’s property route has closed.

The “Mais Habitação” law removed real-estate acquisition (and property-linked fund routes) as a qualifying Golden Visa investment.

Now

The routes that remain are a €500,000 regulated fund, €500,000 in research activities (€400,000 in low-density areas), cultural and heritage support from €250,000 (€200,000 in low-density areas), and business or job creation — none of which gives you a home, and AIMA backlogs run to years.

The result

For investors who want property + residence for the family, Portugal is no longer the efficient route it was.
