A qualifying real estate purchase of at least USD 375,000 can support a residence permit for the buyer and dependants, valid while the qualifying property is held, subject to EDB approval and current rules. Approved schemes include PDS, IRS, RES and Smart City, and a Ground+2 apartment at or above the USD 375,000 qualifying threshold may also support residence; lower-priced Ground+2 purchases from MUR 6,000,000 generally do not. Mauritius is outside the EU and Schengen, so the route is best viewed as a family-base and planning solution, not a Schengen mobility product.

Does Mauritian residence give my family visa-free access to the EU or Schengen Area?
No. Mauritius is outside the EU and the Schengen Area, and a Mauritian residence permit is not a travel document for other countries. If Schengen mobility is a priority, you would need to assess a separate recognised residence route in a Schengen state.
Can I get Mauritian residence by buying a lower-priced Ground+2 apartment?
A foreigner may be able to buy a Ground+2 apartment from MUR 6,000,000, but that lower-priced acquisition does not by itself grant residence. A Ground+2 apartment purchased at or above USD 375,000 may support residence, subject to EDB approval and the current rules. The property should be checked for both ownership eligibility and residence eligibility before commitment.
Which property routes can support residence in Mauritius?

When do I become tax resident in Mauritius if I hold a residence permit?
Holding a residence permit does not automatically make you tax resident. A person typically becomes Mauritian tax resident by spending 183 days or more in Mauritius in the income year, or by being present in Mauritius in that income year and the two preceding income years for an aggregate of at least 270 days. Treaty and home-country advice should be taken before planning day counts.
Is the Occupation Permit for investors more suitable than property-based residence for business owners?
It depends on the objective. The Occupation Permit for investors is a 10-year live-and-work permit linked to investment into a Mauritian company, with USD 100,000 described as the initial investment level. That amount is not the whole test: the business and applicant must meet current EDB criteria, business activity, due-diligence and ongoing performance or renewal requirements. Property-based residence may be more suitable where the main goal is a family base rather than an operating Mauritian business.
Does Mauritius offer a 20-year Permanent Residence Permit?
Yes. Mauritius also offers 20-year Permanent Residence Permits for certain qualifying permit holders and property owners who meet category-specific statutory conditions. Eligibility should not be assumed automatically; it depends on the route, prior status and the criteria in force at the time of application.
What ongoing costs should my family budget for in Mauritius?
Budget for property management, maintenance, utilities, insurance, legal and tax support, and private health cover. Health-insurance premiums vary materially by age, medical history, deductible and cover level, so families should obtain insurer quotes during budgeting. On acquisition, distinguish purchaser registration duty from any land transfer tax or duty that may be borne by the seller or negotiated commercially.

Timing

For residence applications, we generally plan on approximately two to three months to approval and three to six months from instruction to residence card.

Citizenship applications vary more widely. A straightforward application may receive approval within approximately three months, but six to nine months to passport issuance is a more prudent planning assumption.
